FOUNDATIONS
The foundations of the villa will consist of a reinforced concrete slab on a layer of gravel. The perimeter walls will be constructed of reinforced concrete up to the first floor slab. The execution of the work will be supervised by a certified technical inspection authority, which will comply with the specifications of the Geotechnical Study and the applicable building regulations.

STRUCTURE
The structure consists of metal frames, with wafer plates and solid base plates. The structure's steel reinforcements will be connected by a grounding ring to redirect electricity outside the villa.

ROOFS
The roofs will be walk-on in the living areas, except for the roof over the upper terrace, which will not be walk-on. Walk-on roofs will be built with slopes, acoustic-thermal insulation and a polymer waterproofing membrane, and finished with top-quality non-slip ceramic tiles. Non-walk-on roofs will be built with thermal insulation and finished with gravel.

Façade The façade will give the house a modern look, providing excellent thermal behavior.
Depending on the area, it will consist of a concrete and brick wall plastered with a layer of cement mortar and finished with high-quality bright paint and a combination of different textures. The facade will have an internal chamber with thermal and acoustic insulation and drywall cladding.
There will be zones with a transparent facade made of high-quality aluminum profiles with double-glazed safety glass with an air chamber.

INTERNAL PARTITION WALLS
Double self-supporting gypsum board walls on galvanized steel profiles and mineral wool acoustic insulation.
Ceilings made of gypsum board with perimeter strips according to the indirect lighting design.
In secondary bathrooms, ceilings will consist of modular panels to allow access to air conditioners.
Bathroom partition walls will be made of waterproof gypsum boards.

RENDERING
Finish interior walls and ceilings with smooth acrylic paint.
The first floor and patio will have large porcelain floor tiles: 80x80 cm PORCELANOSA tiles, Bottega Acero, Bottega Caliza or Harlem Acero models, at the customer's choice.
Acoustic insulation sheet to reduce impact noise.
In the outdoor areas on the first floor and solarium terrace, the same floor with non-slip coating.
In the bathrooms, the same floor as the first floor and cladding from the same collection, with models Bottega, Caliza, Bottega Acero or Harlem Acero; shower wall or other wall, with models Spiga Bottega Acero or Caliza, or model Old Beige or Old Caliza up to the planned height. The remaining wall space to the ceiling with acrylic paint.
